North Dallas outpaces Fort Worth, suburban Dallas in number of multifamily units

North Dallas' impressive inventory expansion continues to exceed that of neighboring Fort Worth and suburban Dallas. The area boasts one of the most impressive economies in the country and continues to outperform national trajectories. 

Per Yardi Matrix data, in 2019 Dallas-Fort Worth led the nation in the number of multifamily units in development and will do so well into 2020 based on its current trajectory. Dallas-Fort Worth (DFW) is comprised of three areas and of the three, North Dallas is outperforming Fort Worth and suburban Dallas significantly. 

5. ADDISON

The town of Addison has the distinction of having the most restaurants per capita than anywhere else in the country. As of March, the submarket had 2,444 units under construction in seven lifestyle properties and nearly all were due to be completed by the end of the year.

4. NORTH GARLAND/ROWLETT/SACHSE

The North Garland/Rowlett/Sachse submarket is stabilized at an occupancy rate of 93.3% per Yardi Matrix data. Garland houses more than 375 manufacturers, Rowlett shares property with a billion dollar mixed-use project. As of  March, developers had nine properties totaling 2,619 units. W3 is one of the most active developers in the submarket and also has the largest assets underway. The company has 1,008 units under construction in two communities, anticipated to open during the first half of the year.

3. CITYSCAPE/DOWNTOWN

Part of the very fabric that makes up DFW is Cityscape/Downtown. This submarket is home to the nation's largest urban arts district and is also the largest employer in North Texas with more than 135,000 daytime workers. ZOM, an investor, is the most prevalent in the submarket thanks to its two properties totaling 416 units. 

2. NORTH CARROLLTON/THE COLONY

With 2,967 units in total North Carrollton marked an impressive 93% occupancy rate in January according to Yardi Matrix data. Bright realty has the largest footprint in this submarket, owning 3 properties totaling 644 units.

1. NORTH FRISCO/WEST MCKINNEY

At the begining of 2020 this submarket boasted a 94.5% occupancy rate per Yardi Matrix and developers had 5,382 units in 15 properties being built finalized. These numbers are quite impressive considering all projects under construction were lifestyle assets. Columbus Realty Partners and Davis Development are the two largest developers in this submarket.
